Renovations and Changes to the Interior of your Unit

We would like to reiterate that construction and material alterations require Board approval. It is important to seek approval from the Board of Directors before construction and material alterations begin. Unit owners must provide documentation including license and proof of insurance from the vendor, drawings, and Palm Beach County permit application, if applicable. Owners must have written approval from the Board before work starts.

RENOVATIONS

1) Notice and request to proceed MUST be made to the Board of Directors PRIOR to permit application to the county (if needed) and work beginning. Forms are available from the President or Secretary of the Board.

2) Unit owners MUST get a renovation permit from the Palm Beach County Board of County Commissioners specified by regulation (2300 N. Jog Road, WPB. 561-233 5011).

Permits MUST be placed in front of windows while work is being done.

Permits are REQUIRED for any work involving the construction, enlargement, alteration, repair, moving, demolition, or change of occupancy of a building or structure, or electrical, gas, mechanical or plumbing system

3) Renovations that DO NOT NEED PERMITS include A/C repairs, ceiling fans, ceramic tile (but must install cushioning underneath), dishwasher, interior doors, faucets, kitchen cabinets (no change in configuration), light fixtures, outlets or switches, rescreening lanais (outdoor balconies) to $1000 value, sinks (exact replacements in same location), window (repair within existing frame not to exceed $1000).

4) All renovations MUST be done by a licensed, insured contractor, whether or not a permit is required.

5) Contractors and repair people MUST park in guest spots.

6) All contractors and repair people MUST remove rubbish at the expense of the unit owner.

7) Contractors and repair people MUST keep walkways, elevator, and stairs clean and in good repair. It’s recommended that the walk in front of your door be protected with a cloth or tarpaulin (as long as they are placed in such a way as to NOT be a trip and fall hazard), and that plaster dust be removed daily.

8) Please be a considerate neighbor and monitor the NOISE coming from your unit, especially during renovation or remodeling projects. Increased volume is permitted from 8AM through 8PM, including work in your unit.

9) It is the unit owner’s responsibility to schedule and monitor all work and to ensure that old equipment is removed.

10) Hot water heaters must be discarded by the plumber replacing the old one.

11) Exterior doors are painted by the association with approved colors and are cleaned from dirt and dust by the unit owners.
